Centralised boiler plant gains BREEAM points

Evinox heat interface units and central plant to provide heating and hot water for affordable housing in Maidstone gained extra points for BREEAM certification.

Helping to provide energy-efficient and sustainable housing for a mixed-use development in Maidstone is an Evinox communal heating system operating on central biofuel and gas plant with ModuSat TP heat interface units in apartments. This affordable housing is part of the £27 million Kent History & Library Centre, which houses some 14 km of historic material relating to Kent and dating back to 699 AD. The development includes 57 extra-care apartments for Housing 21 and 60 affordable homes for West Kent Housing Association.

It is Tennyson Lodge of West Kent Housing Association that includes the Evinox communal heating system to provide instantaneous heating and hot water via ModuSat twin-plate heat-interface units.The Evinox boilers were chosen for their excellent seasonal performance, which enabled the client to gain extra points for BREEAM certification.

The heat-interface units were supplied with bespoke flow and return connection positions to meet the requirements of the design specification. Evinox pre-installation rigs were used to ensure installation was quick and simple.

The Evinox card-reader system is used to control costs and ensure the system operates debt free. Tenants have a choice of how they pay. They can purchase credit from a local Payzone outlet, online via the Evinox Energy web site, over the telephone or by monthly direct debit.

To control costs, meters are read remotely via a GSM modem using the Evinox bus system. This system provides information about the consumption of heat and mains cold water, as well as flow and return temperatures from the central plant to individual apartments and the actual flow of the communal heating primaries into the apartment.
