Underfloor heating slashes gas bills

A combination of underfloor heating and efficient boiler with effective control has reduced gas bills so much at the headquarters of Osma Underfloor Heating that British Gas investigated why. When Osma moved into the purpose-built 1700 m2 premises, its own underfloor heating was installed throughout the storage and production areas and offices. The low flow temperatures required by underfloor heating enable the inherent benefits of condensing boilers to be fully exploited. Rex Ingram, Osma’s managing director, says, ‘Our gas use is 20 to 25% of what it should be. Some 2-bedroom apartments spend more on gas than we do! ‘We have had specialists visit us from Denmark, Germany, France and Switzerland; They all comment that they do not know anywhere in Europe with a more advanced energy-efficiency building. ‘What’s more, this was built before the April 2002 Building Regulations came into effect. If it were built now with the 2005 regulations in mind, it would be even more efficient.’ The MHS Strata 1-60 boiler used in this project has two heat-exchanger/burner assemblies, each capable of providing half the boiler’s output. It can modulate between 11 and 61 kW output. Other features include built-in weather compensation, modulating boiler primary pumps and micro-processor control.
